StOliva Residences 1 & 2

Located on a shared hillside estate, these twin villas are ideal for families or groups of up to 16 guests. Each residence features four bedrooms, four modern bathrooms, a fully equipped kitchen, dining and living areas, and a private outdoor pool with panoramic sea views. Discreetly tucked away, both villas are easily accessed via a private inclined lift, offering comfort and convenience in equal measure.

The Rector’s House

Tucked away in the remnants of the medieval village of Upper Stoliv, the Rector’s House blends authenticity with comfort, offering privileged views of Perast and Our Lady of the Rocks. This fully renovated 3-storey stone home features two separate spaces: a private tavern and a charming villa ideal for families or groups of up to four, seeking the spirit of the 17th century without sacrificing modern-day ease.

The Rector’s Tavern welcomes you into a vaulted stone interior rich with history. Once the heart of village life, this restored tavern is now a private setting for intimate dinners, curated wine tastings, or relaxed evenings overlooking Kotor Bay and Perast.

Exposed stone, antique furnishings, and handpicked local wines create a rustic yet refined atmosphere. Perfect for a candlelit gathering or unwinding after a coastal adventure, the tavern offers a soulful retreat — independent, yet seamlessly tied to the Rector’s House.
